Unfurnished Room Utilities Included

I am offering an unfurnished room in a 3 bdrm house, that will be available at the end of December. My current roommate just accepted a job in Hawaii. I am a 5th grade teacher and single mom with a 10 year old son, and prefer a female or another single parent. My son is in a lot of sports, so we are out and about quite a bit. You will have lots of privacy! We have two small, friendly dogs as well. All utilities and FIOS cable/Internet are included in the monthly rent payment and there is a private bath next to the room, that is rarely used unless company happens to be visiting. I would like someone who is drama-free, who cleans up after himself/herself, and who pays rent on time every month. There is no lease and is therefore a month-to-month agreement...that means that you must give me a minimum of 30 days' notice before moving out. Thirty days' notice means that you pay for the 30 days after giving notice, regardless if you move out earlier. I have had issues with former roommates not understanding this concept and just leaving a few days after giving notice. :( Positive references and a background check will be required (approx. $25 expense that is part of the move-in costs, along with the deposit and pro-rated rent). Absolutely no drugs, smoking, partying, or overnight guests.
