ABP! 1/1bath in 3/2.5 duplex

I actually have 2 rooms that can be rented if you have a child or a need for the 2nd bedroom (a child is okay with me). It will cost a little more, but it is available. Private bathroom is in the hall outside of the two bedrooms. No pets, I already have a dog that is a sweetheart. No smoking, but I am 420 friendly. Must pass a background check ($50). House is a 3/2.5/1 duplex near Wm Cannon and Manchaca. There is some room in the garage for storage. It is clean, quiet, peaceful and most importantly safe. My home is a drama free zone so please stay way if you have any such issues. I am a responsible and respectful adult. I do not drink but I'm okay with drinking.
