Young Professional in NE area

I have a three bedroom one bathroom home in the Burholme section of northeat Philadelphia. I am looking for a room mate for one year, if things go well I wouldn't mind extending the stay. I am not home much now and will be home a little less because of work.

I don't mind males or females, but I would prefer no children. Interested individual(s) should also be a non-smoker, marijuana included; drug users are also not welcomed. The home is in a family community so loud music, disruptive "partying" are frowned upon.

One room already has a queen size bed and it faces the back yard. The other room is smaller and therefore cheaper than the larger room

I have a toy dog and a cat that stay in the home already and other pets are not welcomed unless it's a fish, or some other small caged animal like a hamster. I am a female in my late twenties who works alot. I am looking for one roommate, but I'm not opposed to having two seeing as there are 2 available rooms in the house.

All bills will be split down the middle and the rent for the larger room will be $500.00 and the smaller room is $400.00. There will also be a security deposit of $250.00 in order to move in. So it would be $750.00 to move in and depending on the month and season the monthly payment for rent and utilities TOGETHER should be between 650-800.00 minus $100.00 for the smaller room.

There is a washer and dryer in the house, it just recently broke, but will be repaired soon
