TLDR: seve nteen fif ty$ + utilities split between tw o per month (so average around eig htseve ntyfi ve$ + on ete n$ per person for rent and current utilities (gas, electric, and internet)). Average of nin eeig tyfi ve$ per month per person. Looking for other female roommate. Not pet friendly. LGBT+ positive. HAS A/C. Not fou rtwen ty friendly.

A couple of minutes off of garden of the gods exit

It’s half of a duplex. Tw o bed tw o bath (1 is a shower + bath, 1 is a shower only), moderate sized front room, kitchen, small laundry room, and moderate sized basement. The master bedroom is the bedroom that will be available. There is a 1 car garage with a side port, and we can discuss parking options. I’ve made the basement into an office, but welcome to discuss options.

The rent is a static $ per month as confirmed with the landlord, even with a new lease being made + utilities split between me and a roommate. The landlord is a really nice guy. I’ve lived at the property for years at this point.

There’s a backyard, but it hasn’t been greened due to previous lack of tennant interest but the landlord is open to discussions of putting in greenery if that is of interest. He currently pays for the water and trash services but with a new lease being signed that may be adjusted so I do not want to guarantee that would carry to the new lease unless the backyard got discussed.

The front room, kitchen, and laundry room are fully furnished. The master bedroom where the new roommate would be will not be furnished.

I am an insurance adjuster and seamstress. I am fairly to myself but like watching things on the front room tv/hanging out on the couch in the shared space generally but otherwise tend to be in my bedroom or office.
