My wife and I have a 3 bedroom 1 bath house that we have a spare room to rent. The room is a good size big enough to fit a queen bed, desk, 2 dressers etc.
Closet is a good size and has shelves on the one side. The house is older built in the 1960s but completely updated on the inside. Stone floors in the living areas with carpet in the bedrooms. Bathroom and Kitchen both have new fixtures and appliances as well as cabinets. The rent price asked is with utilities included.
We have a large fenced backyard with RV gate and a paved spot there as well and a large patio perfect for having people over. We're laid back and pretty easy to get along with. We don't have any loud parties but from time to time like to have friends over usually around this time of the year for BBQs and to sit around the fire pit outside. We do have Cats, Dogs and Fish so if you don't like pets I'm sorry we do and no we won't get rid of them for you to move in (yes it's been asked before). Also we do have a 2nd grader who is very respectful so if you don't like children obvious issue.
The room itself has energy saving curtains in and that is all it's unfurnished.

No eating food you didn't pay for at least unless you ask, No smoking inside. No using our towels, last guy who used them as rags as well as to bath. I don't care if you have a overnight guest or some one visiting for a few days but they aren't moving in unless they are your boyfriend/girlfriend I'm not a budget suites, You make a mess clean it up, No crackheads, that was a fun experience and me going through the court for their eviction ,Rent on time on or before the first,
Now we're pretty laid back and relaxed and honestly don't care about what you do if you're respectful and follows the basic rules.
