House near U of U, roommate leaving

Looking for a (preferably female) roommate to occupy this 1005 sq ft main floor of a classy house near U of U, taking over the lease for a leaving roommate for January 2016. Current lease ends in April, renewal is 12 months.

Room is unfurnished, but if you want bed and dresser it's $100.

Rent is $985, but split evenly it is $492.50. We pay about $130 split for utilities and WiFi is set up and $60 split. So I pay under $600 each month for everything. There will be a $495 deposit with the landlord who is really wonderful.

Look through the pictures. The current tenant is in the fireplace mirror. The open room is the teal one with the better closet and carpet. It is small, like 12 ft x 10 ft without the closet. But if you want the larger brown room, there is room for negotiation with the rent.

Beautiful low "shelf" windows all around and old-style doors.
Parking for the building (3 live upstairs, 2 downstairs, all quiet) includes 3 covered spots (two are usually used by the main floor), 3-4 against the house, and street parking (approx 4 spots in front of our house).
The front yard is pretty, but the garden area is the best, roses and grape vines and white picket fencing around. There is a little covered area for bbq and such and the neighbors are friendly to share.
Pets are aloud, but need to be cleared with the landlord and other roommate. Dogs and cats.
We have 2 cats already on our floor which will be staying.

It is 2 blocks from Kingsbury Hall of the U campus, so walking distance from classes. Text me if interested!
