LGBT household looking for 1 roomie

Hey, my brother/roommate is moving out at the end of March, so we need someone to fill the spot on the 1st of April. We're a couple of LGBTQ+ folks who generally keep to ourselves. The apartment complex has on- pay machines for laundry that are at least fairly well maintained. The bathroom has a shower bathtub combo. I have a cat who's fairly anti-social but not aggressive, and if you have a dog, I would ask that they don't have an issue with chasing cats. The apartment only allows cats and dogs, and I can only let you bring in one since the apartment only allows 2 pets. I have a few basic rules that I figure, if your interested, we can meet up in person and discuss along with utility and rent breakdowns as well as to answer any questions you have. The fee is just the application fee for the apartment that you'll only have to pay if you're interested in moving after we meet up and can agree it's a good fit.
Also, utilities fluctuate slightly with apartment and electric, I put slightly more than I've ever seen it just to cover my bases. Also, they're separated into separate payments, one at the end of the month and one at the start.
