Looking to rent a room to someone

Hello i’m renting out 2 rooms. Must be able to pass a background check and have a job. $ non refundable deposit plus $ for first months rent. in unit laundry. you can use the living room, tv, wifi is included and laundry too. you just need to have your own supplies and food. light and water bill are seperate and vary month to month
3 month contract to start with the option to extend
*no couples
*must be okay with cats
*must be okay with live music as my band practices every monday night
*looking for someone preferably around my age. , laid back and a good communicator
*we are splitting chores
