My exchange period at Temple University is unfortunately coming to an end. Therefore I am looking for somebody to take over my lease as of the end of December/1st of January.

The contract at stake entails a private bedroom and private bathroom in a 4- bedroom girl apartment. The room has a Full-sized bed, dresser(big), nightstand and a study desk and chair. You will be sharing the living room and kitchen with 3 very nice American girls. Also these rooms are fully furnished. There is a lock on each bedroom and cable (with HBO) and high speed wireless internet are included. Water and electricity are not included in the rent. These bills however to never exceed $40,- (together).
The apartment is part of the off-campus community 'University Village' on 10th street and Montgomery (no dorms). The building has a new and big fitness center, a study room with MacBook computers (free printing), a recreation center & game room, bike racks, laundry facilities on each floor, maintenance and 24-hour security.
The apartment will be available as of the 19th of December, but you could also move-in later. You will be definitely be the rent as of the 1st of January. The contract ends on the 6th of August (2016). Extension of this contract is however possible. The monthly rent for this apartment is $699,-.
