I have a 2 bedroom 2 bath apartment on the 2nd floor.
I have 1 child who is home schooled. We are both very quiet & prefer the same.
MUST love pets. 2 cats, 1 small dog, 1 bird, 2 sugar gliders. The pets are very well behaved. No more animals. I prefer a female or a gay male or female, possible an elderly person.
The parking is open. MUST be clean. I am a somewhat of a clean freak. You MUST clean up after yourself. This is a huge deal breaker. NO DRUGS. 420 is ok & smoking if you ONLY do it on the patio. I don't smoke myself but I don't have an issue with it. Not in front of my child either. Drinking is fine as long as you aren't an alcoholic.
Also, I rarely have company and I prefer it if you didn't either. Must be responsible and have rent on time every month. NO liars, thieves or criminal background. I will be looking into your background & require a copy of your ID or driver's license. This is for our safety.
I have a large living room, fully furnished. On top of half of the rent you will be required to pay half of all other utilities including, gas, power, cable, internet and home phone. Your room will have basic cable and if you would like a box that will be extra. I'm also asking for someone who is money conscious. I have changed most of my bulbs to energy efficient bulbs. I only do laundry once a week (stackable washer & dryer in your bathroom), I don't leave lights on, I don't start my dishwasher unless it's full. If the utilities go up than you will be responsible for a little more.
I am also asking for a $350 deposit up front on top of first month's rent. Non-refundable. Unless you move in mid month, in that case you'll only be responsible for the $650.
