I have a second room (second floor) in a duplex just south of 23 ave and 105 street available.

Walkable distance to century park (I walk there every morning). lrt take 13 minutes to UofA and 17 min to downtown.

It is a 1364 sq ft home, 3 bedrooms, 1.5 bath. Its a bright place with a huge yard.

All the common areas are furnished you only need to furnish your bedroom. Can arranged for furnished bedroom if you want to.

I'm looking for a quiet, non smoking no drugs (including weed) renter.

$750 per month all utilities included, damage deposit required. $800 if furnished.

I'm 30, working full time for Alberta health as a business specialist.
