Female Roommate Wanted

Hello!
My roommate and I are looking for someone to fill our 3rd bedroom in our adorable house near The Gulch. The home is completely remodeled. You would have your own large bedroom and a shared bathroom. My roommate and I are both females in our mid-twenties, so we are looking for someone similar to us. One of us is a graduate student and one works full time.
-We are looking for someone to move in October 15th. You can start with a three month lease to ensure satisfaction, and can always stay longer if it works out!
-The monthly rent for the room would be $830. We also pay water, electric, and internet, which runs around 80-100 per month.
-Our landlord is great and is readily available if needed.
-We have plenty of on street parking on a safe street called Southside Place.
-There are city views from our backyard! Our yard is completely fenced in, but we cannot allow any pets.
-We are within walking distance to The Gulch, located conveniently between 8th and 12th Ave. Belmont and Vanderbilt are also very nearby.
-We can provide pictures upon request, and we promise you will love the renovations!
-Our landlord requires proof of income and a security deposit for the room rental, which will be returned to you at the end of your stay.
